Finding a Unit to Work from

It can be pretty hard to find a unit to live in and work from. It's pretty tricky atcually as your not allowed to live where you want to live. 100% of the decision of where I live as a sex worker is dictated by being in the sex industry. Hmm let me explain ..

Things a sex worker must consider when deciding where to live and/or work:

Location

You must rent in a suburb that is central and easy to access for your clients. As the majority of my clients find it easiest to access the City I live in the City. There is also a favoured end of the City. Unfortunately the favourite end of the City is also the most expensive end of the City. Living at the wrong end of the City means you live at the end of the City that is a little busier, a little less easy to park in and a little further away from your clients work. It sounds like a small thing and you assume people can travel the extra 20 minute walk or 5 minute cab ride to get to you, but it can actually mean the difference between getting the booking or not. In the scheme of things these days an extra 20 minute walk each way works out to mean a guy must have an extra 40 minutes he can tack onto his lunch hour, or an extra 20 minutes to find a cab and catch it to get to you. Catching a cab also increases the amount of money he must spend to see you. 

Escort/Hotels

Is it close enough to places you escort too? If you visit 5 Star Hotels, it is best if you can live close to them so you are able to be there ASAP. Some clients wont like having to wait if there is extra time tacked on in travel time. If he can get another girl quicker, some clients will go the quicker option especially if he is squashing you in between meetings or business dinners etc. Alot of travellers also like to get out of their hotel room and take a walk because they get sick of being stuck in hotel rooms. It's a good idea if it is a 10 minute walk to all the major 5 Star Hotels if you can manage it.

Parking 

On street parking or preferably a parking station within a 3 minute walk is vital. When men are being sneaky for some reason they dont like parking on the street as much and dont like walking very far. I have always put it down to not wanting to be seen walking around in an area they usually wouldnt be.

The Building

The building is important. If it is in a high traffic area where alot of their friends may be walking past, it's not such a good thing. It would be hard for a man to explain why he was seen going up in the lifts in the Bond Street Apartments while his friend was having coffee in the cafe or was walking by on the Street. This means your unit has to be discreetish, but not so discreet you wouldnt be able to explain it away if they got caught going in.

Security

Building must have security if you're going to work and live in it. It makes people think twice before murdering you. It also must have security to stop stalkers you may have from walking in anytime they feel the need for a .. well whatever stalkers are doing when they just pop on by. Security may be cameras, locked doors that you must be buzzed thru etc. When I lived in one place there was a camera right at my front door. I had to suck up to the building manager to get in to see the security room to make sure it was only directed at the lifts and not my unit.

Concierge and Lobby 

This is one of the trickiest things you have to watch. The lobby and concierge can't look too scary. Take the Cove in Sydney for example. It's a Harry Seidler design which means it has a huge lobby with massive open spaces. The only thing in this massive lobby is a concierge sitting behind a desk with computer monitors on the desk in front of him. You have to walk past him to get to the lifts. It is TERRIFYING for both the client and yourself! If the entrance is intimidating then a client will take one look and walk on by. The best lobbys are either the VERY busy ones (ones that have serviced apartments/hotels attached to them), or if it is a quiet one then you must pick your Concierge wisely. A good concierge is either one who knows what you do and doesn't mind, is a dopey one, doesn't care who comes and goes as long as there is no trouble etc. A good concierge is worth his weight in gold. Also preferable the concierge is not wearing a suit because they look more intimidating to clients as well. No-one wants to stand in front of an official looking person when they have naughtyness on the mind. How vigilant you need your concierge to be and how busy you need the lobby to be, will depend on how busy you are as well. If you don't do high volume, then it wont be such an issue, but if you do LOADS of clients, you're going to have to be very careful with this issue.

Lifts

Preferably the Concierge desk does not sit right next to it or face onto it. Clients feel very uncomfortable being stared at by a Concierge 2 feet away from him while waiting for a lift. The lift should be easy to find in the building so your client doesn't get lost for half an hour. Also usually when you buzz someone in they have 40seconds - 2 minutes to get into the lift before they need to buzz again or the lift wont work. You can't have a client missing in action for so long he needs to keep buzzing you drawing attention to himself because if he does, your Concierge will come up and ask him who is there to see which would be DOOM!

Emergency option

If you get busted and no longer want to use front door with clients, is there a second entrance or a back door option so you can continue to work? This is an important question to be able to answer as well. Every single place I have ever worked from, the Concierge has worked out what I do even though I only do 1 - 2 jobs a fortnight for a couple of hours at a time.

Neighbours

It is best to rent on a floor where your neighbours are either students, 30 something year olds and other busy people. Living on a floor with married couples with children and pensioners is NOT OK! They sticky beak - its neighbourhood watch gone mad! BERZZZERKO! Asian students are the best because they keep to themselves, are sweet and have busy lives.

Front door of unit

The unit door should not sit opposite another unit or sit right next to the units next door front door. Opening and closing of doors and the noise involved can become an issue so distance is a good thing. Preferable no peep hole in the doors so neighbours cant watch from across the hall who is coming and going. This once again will depend on the volume of clients you intend on having. If you are doing a high volume of clients and for short bookings, then you need to be more aware of this issue.

Need to have an intercom

It is preferable your unit has an intercom. I have lived in places where the front doors lock at 8pm so the client has to be either buzzed in or you need to go down and get him. In the unit I was in, there was no intercom so I had to keep going down to get them. This was VERY bad, because it meant my Concierge kept seeing me all dressed up to meet 60 year old men on my door step. A very quick way to get yourself BUSTED! Also if you have no intercom, when a client lands on the front door, the concierge will go up to him and let him in asking him who he is there to see. NOT OK!

Unit

The unit itself is of course a huge issue. Things to consider include, do you want a spa? Do you need room to put a massage table up? Do you need a seperate shower for the clients? DO you need a seperate work room to your own personal room? How much light goes into the work room - if its to much, it can make you feel hot and ugly working in daylight? Can your neighbours see in? Is there enough storage to store all your moving boxes because you have to move at least once a year? How thick are the walls - can neighbours hear what is happening in your unit? Is the aircon sufficient for your needs (I currently have a bed in my loungeroom as it's to hot to bonk in my room upstairs sometimes as the aircon is not adequate)? Is your work room a nice, not to small space (you and your client spend and awful lot of time in there so should be big enough not to send you insane and be comfortable enough to relax in)? How fancy does it have to be (if you charge alot of $$$ per hour, your going to want a fairly nice apartment)? Is it large enough for you to sit in 24 hours a day for maybe days or weeks on end while you wait for calls (a small apartment with no view can make it feel like your sitting in a jail cell in solitary confinement)?

Also depending on the legth of bookings you do can influence the size and needs of the apartment. For example my bookings average 3 - 4 hours in length, so sitting in a small unit with a client for 3 - 4 hours can make both of you go insane and limits bonking options purely to a bedroom.

Is it close enough to the shops for you to duck down and get a bottle of wine or strawberries and cream etc if you client has a last minute emergency request? Is it close enough to a 24hour convenience store for when you run out of chocolate (or condoms) and NEEEEED some? Is it easy to keep clean (older bathrooms or bathrooms with small tiles or sliding doors in the shower can be very difficult to keep clean)? Dont even get me started on the toilet! Is it easy to see all the rooms where ever you are in the unit so you can monitor where clients are at all times (got to be sure no-one is stealing from your lingerie drawer when your getting them a drink) etc etc blah blah

Lease

Get as shorter Lease as possible. You never know when the market is going to crash like it has the year of 2008. There are MANY girls who were making $30k a month and in the last 4 months, they have dropped to only making $3k the entire time. For these girls with huge rents and extended leases, it is literally life and death time. If the market dies, you need an option to get out and not be tied into a 12 month lease.
